Hey all,
Maybe this is a twist on the "teaching kids" thread.

I'm going to be 49 this year, so I'm at the point that my mortality is
evident. I have no kids.

I have not changed my will since I've owned my homestead.

If I die before my mom, I'd leave the homestead to her. She could sell it,
rent it or use it, but I'd never want to leave her without something. I'd
probably encourage her to rent it to someone that would farm it.

Assuming I outlive my mother, the next family are my brother and
sister, nieces and nephews. I figure I've got at least another 10 year in
me, probably and hopefully more. That places the ages of nieces and nephews
at 20 to 30 maybe older.

I really don't want my land to go to the highest seller when I'm dead. I'd
rather it go to someone who wants to homestead it and continue my work. I
really don't care whether it goes to family, I'd prefer them, but rather it
go to someone that will care for it.

What I do not want to happen is for this place to get sold off to the
highest bidder and a bunch of groveling nieces and nephews walking off with
their loot.

I'm interested in what other's plans are for passing on their homestead when
they die.
