I'm putting my land in a living trust. After I die my sons will become the trustees. One son will be living on the land and so it is possible that the land will stay in his line. Though I'm hoping that I will have 30 years yet to rethink, depending on what the grand kids are interested in.

How does that work? If one child uses the land, what does the other get as an inheritance? I have two kids, but only one is likely to stay on the land. I'd like to set it up so they each get something and don't have to jump through hoops after I'm gone.
I'd also like to see the land stay as a farm, but neither kid is interested in farming. My daughter, given her druthers, would have the farm become a rescue shelter for every animal that happens by. I don't think I'll mind that, once I'm dead.
