Deb: I leased some land on the leading edge of development north of Denver and the extension agent said-- just make her an offer. I ended up agreeing to pay $100 an acre, or 10% or my net. In CO organic land is leasing for $125-50 an acre a year -- but it's not Westchester county, either. I really try to push the AGRICULTURAL value of the land, not the development value. Then you need to deal with water on top of that. This can be to your advantage. Most folks don't have a clue what to charge since they may never have been asked to rent land. At least that was my experence when I was in Bergen county just west of the city where there was less than 100 acres of tillable land left. I often got small patches of land for free and at the very least I offered to pay the property tax. I see Westchester has the highest taxes in the country so that would be a fair place to start... I know we talked about this briefly a while back but I couldn't find the thread in the archives.
I'm looking for land to lease in Westchester County NY, the county right above "The" City. There aren't a whole lot of places with comparable economic structures!!! but I'm wondering if you can give me some idea of how much I should expect to pay per acre per month...or is it usually figured per year/season?
I've now been asked twice what I'm willing to pay (hi Linsay :) and I have no idea where to even start negotiations.
Thanks in advance. I hope everyone is settling into the new year with some optimism!
