I'm getting $50 an acre for a field of mine which is leased out for growing organic hay crops. The land is of moderate quality and in a rural area. It has a little drain tile installed, but not as much as it needs; and no irrigation water available to the renter.

I expect it varies a good deal, depending on quality of soil, condition of land, any improvements to the land, prices in the general area, how much farm land is available for renting in the area, etc. I also don't know what you mean by "under lock and key" -- do you mean the land is fenced in with locked gates? do you mean the water access is in some fashion locked up? -- and don't know whether by "water access" you mean easy access to irrigation water, or a full fledged irrigation system, or if you mean a potable water supply for produce washing etc. -- and the value of water varies a great deal from place to place, also.
