The home inspector is the way to go. If you do have termite, dry rot
or powder post beetle damage the materials to effect repairs are
usually not that expensive. The cost will depend on crawl space
accessibility.

I have a similar situation with an even older house, i.e., I need to
keep it on ice for a period until I can undertake major renovations.
The "Order of Service" is inspection, keep the water (and pests) out,
and repair previous structural damage.
