Thanks for all the good advice and also for the wise words from Robert Schuler regarding the economics of farming.

 

Here’s more information that I gathered this morning.  The 4 BR/2BA house with attached carriage shed (possible shop?) and with a two or three-story former dairy barn, pond and swimming pool (when do farmers have time to lounge around the pool?) is being sold with 4.7 acres of land (that includes a buildable lot) for $410,000.  Another 50 acres around the house can be leased for a nominal amount from the land trust.

 

Finances dictate (at least in my book) that if I pay $410K for the property I must NET $41K a year for this venture to make sense economically.   About 10 acres of soil surrounding the house is Paxton PbB.  I would grow cut flowers and herbs nearest the house.  Leased acreage could be used for blueberries, raspberries, strawberries, but I’ve been told the land wouldn’t work well as vegetable growing land on a large scale.

 

Can one make $41K net a year selling flowers, herbs and berries???  My instincts tell me $41K would be a difficult goal to reach.
