You did a very good job of summarizing the forces
at work. We should acknowledge, however, that rising demand and
speculation are exacerbating the problem of limited supply. People who do
have money are looking for places of real value to put it before its value
declines more. For example, at the moment, I'm working to trade my 401k
for a more secure irrigation system.
