I'm thinking Oak Island. A friend got a 3 BR house for $170k. It is ten
minutes from ocean. Big island. No flood insurance. No association dues.
Very tempting.
Shoot, I'd settle for a friggin travel trailer on a lot and build
something when ten minutes away turns into ocean front :-)

The best place for beachfront property in 10 years will be just east of
Fayetteville. Myrtle Beach will be under water. The only flipping
there will be by the dolphins.
