West Plains, MO is east. There they have a Wal Mart, Hirsch's Farm store, Manard's, a chain drug store, Pennys.

Ava is north of there with a WalMart and a couple of building supply stores.

The nearest town is Gainesville, population 632. Gainesville has a couple of auto parts stores, a decent building supply store, bank, medical center. Our screwy for profit medical system killed a very good hardware store a couple of years ago.
The seller is a retired judge who has cancer. The real estate market is very
soft. Don bought a beautiful valley property in an excellent location for a
very good price.
The sellers are both nice people and were very helpful when I was looking at the place and having it inspected. The house and outbuildings are well maintained. The house inspection found no major problems and a couple of very minor ones.
