You are certainly not the Village Idiot. I agree - hard call - financially.
But financially only, as there is much more involved.
There's the issue of how much you 'value' the land. And it's obvious that
you do, or you wouldn't have put yourself through buying 'him' out and still
owing on the mortgage. I don't mean financial value.
I think the sleep-and-conscience / gut feeling test is a good thing.
I don't know if I could go through all your past history and wake every
morning to see my pristine hillside covered with 'rigs'. It would break my
heart
and I'd regret it forever.
All sorts of things could go wrong, with your soil, with your groundwater,
etc. Never mind their promises to 'fix it'. It would never be the same. That
particular little piece of the Earth called to you for a reason, and you
would
be betraying that trust.
I am in the process of researching 'in-stream water rights" as part of my
job with a local property owners organization. You never (or almost never)
know
what effect your various activities will have on the folks downstream, and
there's no way to tell what effects the upstream population is having on you
-
until it's too late.
And there's the intrusion factor, which might bother me most of all.
All this interest-rate and future-benefits nonsense doesn't bother me in the
least - I pretend to know nothing about it, as it's just the white man's way
of maintaining control.
I would first think seriously about the potential effects on my plants and
my animals. They are part of the reason that we're here, doing what we're
doing.
Far as I'm concerned, as long as you have laying hens and I have a backhoe,
we can work something out, without a paper trail or the government's $.

Is it possible to have a lease that limits where they can drill?? And put
other controls on them such as required cleanup?
That might affect the payment but might be worth considering?
