Thanks for the input everyone.  I have been through the renters nightmare a couple of time and it can be awful and darn expensive.  Sometimes you get lucky though and get good people.
 
I have also been the renter a few times over the years :-)) I have worked my fingers to the bone too many times and then had to move about the time I had everything finished.  It is hard to put a lot of time into someone else's place and then have to move.  I did aquire a lot of tools, some equipment and a lot of knowledge though.  I just thought I would be young and strong before I got a place like this.  Hiring someone or a partnership may be a possibility.  I really hate to lose the momentum.
 
This old ranch is a good example of too many years of renters.  They didn't take care of anything.  They didn't really destroy it they just did not repair or replace a thing.  I am just getting it close to a usable farm now, after 3 years of hard work.
