Keith; nice update! It's so nice to hear from you!

I haven't signed yet, but there's drilling all around me (but not within
sight of my house yet). We aren't getting the big bonuses like you
guys...East Resources is the only game in town here, and they aren't leasing
right now. They've leased half of Tioga County and have to drill like crazy
before the leases expire; they drill a vertical well, declare a 640 acre unit
(that prevents all the leases in that unit from expiring), then move on.
There's no pipeline, and the wells aren't finished, so no one is getting any
royalties. They designated a unit going around me, but it will mean that they
have to stop one of the horizontal wells shorty because my property is in the
way, so they really need me. I've negotiated with them ($1500/15%/5 is the
best they offered); I can't believe they'd give up millions in profits rather
than give me a fair lease deal. I figure it could be years before they come
back to finish that well, and we'll negotiate again then. East has been
bought my Shell, and I hope Shell steps up their game a little.

Whether I lease or not, I still have to deal with all the extra traffic (dump
trucks, frack water trucks, all the pickup trucks with Texas plates...). On
the plus side, businesses are thriving. Places that used to close for the
winter are now open year-round. Lots of people are spending more money. I
definitely want my share; I'm still waiting for a fair deal.
