Over the next 50 years we're going to go from an oil-based economy to an
economy based on some other source of energy. We continue to build
structures that require high energy input and to extend suburbs that require
high energy inputs both for maintenance and to transport the wage earners to
their place of business. If the energy supply is disrupted, we all gonna be
in a world of hurt. Those oversized houses in suburbia are going to have
about as much value as tract housing adjacent to the Montana Anaconda mine
when it shut down. That value would be somewhere around zip.

This will be a very ugly situation.
