Does your state have a FarmLink program? The purpose of FarmLink programs is to match landowners with growers and lay out everything in writing with a 3rd party who has done this many times before, so can draw on their experience and documents and no one has to go through anything on their own. Also, if you (or your landowner) don't agree with each other, both of you can find another person to partner with that might have similar goals.
Here is the URL for a list of different state FarmLink programs -- the one in PA is *very* good -- hopefully, you can one in your state or at least close to you to get advice.
