I have a lady who I know only through a friend of a friend situation. She
has 20 acres of peat soil, a rhubarb patch and an orchard with apples,
pears, and sour cherries. She is doing nothing with it and has said I can
maintain the orchard and rhubarb and sell whatever it produces. She also
said I could garden as big of a chunk of the remaining land as I wanted. I
am currently trying to do my market garden in a 2/3 acre spot so the
increase would be a dream come true. My question is, how can I protect
myself in this situation so that she can't change her mind half way through
the summer. She has offered all this up front and free of charge so I don't
want to offend her but want to protect myself also.
