Last year, a r/e broker friend of mine asked me if I could stop by some
places in NM he had come across that weren't out of my way on a trip he found
out I was making.  They were beautiful in the photos and in person, fantastic
price too....  Fortunately, I ran out of gas and stopped at a local station
and while paying for fuel noticed a local newspaper and the headline.  There
was a very serious issue regarding water - thanks to the fearless government
leaders (a let's steal water from this area here where there aren't so many
people and ship it over to here....).  I engaged the gas station owned in
conversation, and boy did I learn a lot - the area is being devastated.
 
Check political issues affecting areas too.
 
Up in Wisconsin where my family had a farm, besides the Big Ag aspects that
affected the small farmer,,,,, the local township government killed off the
rest of the local farming.  Much of the northwoods land there, which was very
productive for crops, cows, etc., that was painfully cleared by hand & horse
long ago, is reverting back to forest land.

I heard about this on the radio this afternoon, 40 acres by Moses

Back when I was doing this sort of thing, I had several irons in the fire.
Most of my income came from home repair. I had an add in a local paper for
handyman services that lead to several good contacts. I fixed a lot of
doors and light switches but along the way picked up a few jobs for things
like a stair railing, mantle piece, and cabinets. I knew a couple of home
inspectors and they sent some jobs my way that in turn lead to some other
commissions.

I also knew the owner of a local stained glass shop who had me do several
jobs installing stained glass and I built several frames. I was at the time
a member of several Corvair clubs and let everyone know what I was doing and
picked up several jobs that way. People like to hire someone they know.

I also did other things like welding, computer installs, and whatever I
thought I could get away with.

It was not a lot of money and was not at all steady but I enjoyed it.
