Ditto, of course.

My suspicion is that the realtor-minded, from Lawrence Yun on down, are like
Monty Python's Black Knight in the Holy Grail. After Arthur hacks off all
his
limbs, he taunts Arthur to come back and fight (you coward). Reminded that
he has no arms or legs, the Black Knight replies, "Only a flesh wound, I've
had
worse!"

Like that, if there were a ten year supply of houses on the market, they were
only selling at 15% of their peak value, the volume of sales was 1/50th what
it had been, there was no financing whatever available, and fifty million
homes were being foreclosed ... apparently the Realtors(tm) would still be
saying,
"There's no collapse, there's no slump, there never was a bubble, ... it's
only a flesh wound, er, I mean, normal cycle ....it's a great time to buy!"

So, of course, it is not possible to discuss the presence or absence of a
housing bubble or housing collapse when no matter what might happen would by
definition be not a collapse. </HTML>
