It would help to know who owned Bear Creek when you got the apple. Larry Geno, the earlier owner, was as unscrupulous as they come, selling all sorts of mislabeled, even stolen varieties. When the Carltons bought the place, they broke their backs trying to set things right, which may have contributed to why they had to quit. Just too hard to try to fix all the things Larry had done.
