We had been taking good care of her property, we paid on time and in general were great tenants. She often remarked how much she liked our raised beds. When we moved out, she was going to plant perennial flowers in the beds and leave some room for the next tenant to have a garden of their own. Most landlords don't want the whole backyard tilled, but if you desire a raised bed and the landlord is reasonably open minded, that might work. Good luck.
