Today, any time-contract should be written with the
courthouse door in mind as the only guarantee of enforcement---and not a complete guarantee either, it depends upon the amount of money involved.

Honor, integrity and potential community ostracism aside, there is a sound reason for reducing agreements to written form: it avoids misunderstanding. Even the most seemingly simple agreement is prone to failure due to different memories by the parties. Put it in writing. All parties sign and date it. Documents that are to be recorded must be notarized and must have type of a certain size. Very little regarding real estate will be enforced by a court if it is not in writing.
