Kevin,

A lot of good info from those who have borrowed and leased land. I
definitely agree that you should have at least some kind of agreement in
writing.

There's another aspect you may want to consider: whether this is really a
"dream come true." You may want to sit down and figure out if your
investment of time and money to expand is worth it financially.

To do this you'll need to put a price on your time per hour to renovate and
maintain the orchard and rhubarb and weigh this against projected yields
and what the market there is paying and how much more of these the market
can absorb at these prices.

And do the same for annual crops you plan on the land. Also, talk to your
extension agent and local NRCS soil person to see about the soil type and
crop suitability (if you don't have experience in this already).

This all may seem like a "downer," but being prepared with some knowledge
of the realities of the situation and the expectations of both parties will
mean greater odds of success.
