Depending upon where you are, you should be able to rent pretty good farmland for even less than $100 per acre.  Here in Delaware, it usually costs $60 an acre and sometimes less.  The 10% can be a lot more than that and I would go with the cost per acre so that you don't have to do all the calculations.
 
Also check out some of the sustainable ag websites in your region for new farmers.  There are some programs starting for people just like you without land.
