I'm in north central Pennsylvania - the mushroom farms are
all or mostly all in southeast Pennsylvania, as far as I
know. I'd expect that it would cost more, the farther you
are away from this area.

I can buy it from a small local greenhouse for $40
(delivered) for a full-size pick-up truck-load. How this
compares to 12 yards for $275, I don't know.

It costs considerably more than $40/pick-up load at a more
mainstream, larger local nursery, but I can't remember how
much.

When I've had it, it was black or dark-brown crumbly
compost-y looking stuff with a very, very faint compost-y
odor.
