Now I am hearing that houses retain a lot of heat after they are
rolled up and that lettuce probably won't grow well under a rolled up
hoophouse, even with plastic installed.

What has your experience been?

I can't speak to lettuce. I've only worked with heat-loving vegetables like
tomatoes, peppers, squash. etc. But in my experience, when the side vents
are opened up, the temperature at the level of the crop is only slightly
warmer than the outside temperatures. The temperature of the air at the
upper level of the hoophouse is very warm but the vents do what they're
supposed to, ventilate out the hot air to relieve the crop from overheating.
