"We want to be specific," said Errol Frailey,
president of the Downtown Raleigh Alliance. "We [need to] figure out what
these business like and don't like."

When I was asked where we would want to build out or find new office space I
didn't blink. I said Raleigh - downtown Raleigh. Why? It was cheap, it
didn't involve getting on I-40, it had plentiful power, and excellent data
connectivity. There was even cheap parking in the places we considered.
Yes, cheap parking does exist.

Well, we ended up with a -very- nice space in downtown. We hosted meetings
with Errol Frailey and others that share hopes of bringing high tech to
downtown. Some of the folks on this list came to the open house. We even
had the honor of hosting an Internetworkers event.

But... we only stayed for 8 months. [ insert deep sigh ]

The day we moved out, there was another tech company that moving into the
building. They got a great deal since we did a complete retrofit for a well
connected business.

Again, what I liked about the location was proximity to data. It is on the
downtown fiber loop for Time Warner Telecom and for BellSouth. The location
was ~5000 ft from the Bellsouth CO on Morgan. That meant I could get
zero-mile service. We ended up bringing in three T1's. That translates
into saving on loop charges. If I wanted to get xDSL I could have gotten
almost anything I wanted. As a matter of fact, the new company that moved
in had DSL up in just under 2 weeks. If you look across the street you see
CenterLine taking advantage of similar selling points.

We could walk to Berkley, Pour House, Joe's Mom's, Five Star, etc... you
can't beat that.

When we closed the office we looked for other spaces further downtown. We
ended up in much more Spartan digs with flexible lease options[1]. If I had
to do it over again I would move back downtown in a heartbeat.

[1] I know that business decisions have to be made... but I miss that
office.
