The problem here is that you are using an old commentary which is based on a corrupt text which was used for the AV back in 1611. As you can see above, the better reading has DIA PISTEWS rather than DIA THS PISTEWS. PISTEWS is not substantivized (I think that is what you meant by "giving it a subjective" or else I don't understand at all). DIA PISTEWS simply indicates the instrument through which something occurs (ἐστε σεσῳσμένοι [ESTE SESWiMENOI]).

In John Eadie's Commentary on the Greek Text of Paul's Letter to the
Ephesians he says on page 150 concerning Ephesians 2:8, DIA THS
PISTEWS, that the article before PISTEWS is "giving it a subjective,"
and "is best rendered, as Alfred says, by a possessive." I would have
expected the opposite. Why is it not, "By grace you are saved through
the faith" as in "through the gospel" (Eph.1:13 - the word of truth,
the gospel of your salvation), instead of "through your faith" as in
"through your believing" (also Eph. 1:13 - "having believed...").
