Lush, fertile 89 acre organic homestead and farm for sale in Vermont’s Champlain Valley, ideally suited to build a multi-home family or group compound. The property is zoned for multiple uses including local food production, vegetable market gardens and pick-your-own, CSA (Community Supported Agriculture), viticulture, horse boarding and specialty dairying as well as land subdivision, with a minimum of eight 2-acre building lots and 2,200 feet of road frontage on town-maintained gravel roads.  The property is near Middlebury College and ski areas, with views of both the Green Mountains and the Adirondacks; it lies within commuting distance to Rutland, Middlebury and Burlington.

Deep, rich, productive soils with high organic matter abound throughout the property, which also includes one livestock pond, five springs, and two drilled wells providing an excellent and abundant supply of sweet water.  Land sits on and aside a wide ridge, with 42 acres of gently-sloping, well-drained meadow and hayfields, 31 acres of pasture, a 15 acre woodlot with hardwoods and maple sugar stand, and a large and extremely fertile garden area including fruit trees and berries. The south-facing house and ridge land are suited for alternative energy production including solar and wind power.

Buildings include an historic 1,585 square foot 8 room post and beam home with screened-in porch, 1½ story attached shed, and 1 story attached lean-to that served as a farm stand, and a sturdy gambrel-roofed former dairy and horse barn with upper storage for 7,000 square hay bales.  Other outbuildings, in need of some repair, include a chicken coop, 5-bay equipment shed, tool shed, and foundation for a 25’ x 30’ greenhouse.

A former family dairy farm, CSA and baled hay business, the 89 acres were organically operated for 28 years by the current owners who have retired from farming.  The farm currently produces certified organic hay; the property was not affected by flooding from Hurricane Irene.  The owners are available for after-sale consultation on homesteading, food and hay production, and agricultural land use.
