If its Armillaria/Mushroom root rot or Oak root rot
(same thing) it may not have any mushrooms unless it is a large tree. The
smaller trees will have a white material just below the soil line, if examined
under a microscope it will be a mat of white lines of fungus crisscrossing to
form a mat. If that is the problem there is not much you can do except remove
the tree and the soil in the hole for about the distance of the roots before
replanting or leave the area without a tree for about three years before
replanting.
