I don't know anyone who will sell their property for less than it is
worth. And neither I nor anyone else is likely to spend the untold
hours of creating such a subdivision for less than their hours are
worth.
The best move for this type of thing is for like-minded people to
hold meetings for a couple of years forming their mutual agreement
and then seeking and evaluating large properties where each will have
a home place of an acre or so and access to a large common acreage.
