When someone lists a property, anyone interested can ask the seller's
realtor any type questions they want. In fact, in most states there is all
kinds of paper work and disclosures before a seller's agent can act as a
buyer's agent for the same property.
Just because you've asked the seller's agent the questions doesn't mean you
have to use the seller's agent to represent you.

Once you ask a single question of the sellers agent
you are stuck. No ethical agent can represent you
then, and in the 2 states I'm familiar with it is
forbidden by law.
