The attorney is starting to sound like a good idea. For one thing, I've been told that realtors don't like to share their commission. I've even heard that there will be quite a stink made if I spend lots of time at the seller's realtor's office asking questions, and then show up at the last minute with an independent agent to purchase the property. So now I'm reluctant even to call up and ask a question. So I thought I'd ask you guys. Apparently then, with an attorney I'm informed, plus there's no bickering over who gets the commission, so I don't need to fear asking questions of the seller's realtor, the person most eager to help.

Look into zoning laws, but far more important is deed restrictions. The restrictions might not be specifically listed on your deed nor any of its predecessors to be valid. That's where the deed search and the attorney come in. Things like not living in a camper on the land or not living there until there is a developed water source sound more like deed restrictions than zoning.
